Median up 2.5% to $748K

Redfin's median sale price for the three months ending August 2026 rose 2.5% year over year.

Selling in 42 days, not 64

Median days on market fell from 64 a year earlier to 42 in Redfin's August 2026 data.

Sales close near list

Homes sold at 99.6% of list price, and 43.6% of sales closed above list, up 10.8 points.

Mix moves the median

Price per square foot fell 6.6% to $340 while the median rose, a sign larger homes made up more of the sales.

Fewer sales than last year

Fifty homes sold in August 2026 against 61 in August 2025, an 18.8% decline.

Canyon Crest's median sale price was $748K over the three months ending August 2026, up 2.5% from the same period last year, and homes are selling faster: a median of 42 days on market, down from 64 a year earlier. That is the headline from Redfin's August 2026 data, and it describes a market that is firm rather than frothy.

The per-foot number tells a different story from the median. Median price per square foot fell 6.6% to $340. When the median rises while price per square foot falls, the usual explanation is mix: more of the homes that sold were larger. Canyon Crest sells a wide range of product, from condos near UC Riverside to 1960s and 1970s tract homes to hillside homes with downtown views, so a shift in what closed moves the headline. Read the per-foot figure alongside the median, not instead of it.

Pricing is holding close to list. Homes sold at 99.6% of list price, up 0.2 points year over year, and 43.6% of sales closed above list, up 10.8 points. Fewer listings needed a cut: 25.0% had a price drop, down 9.92 points. Volume is the soft spot, with 50 homes sold in August against 61 a year earlier, an 18.8% decline.

For sellers. Price to the recent sold comps for your specific product type, not to the neighborhood headline. A 99.6% sale-to-list ratio rewards a list price close to the market, and a quarter of listings still took a price cut.

For buyers. With 43.6% of homes selling above list, a well-priced home in good condition can draw competition, so have financing lined up before you tour. The 55 active listings on Redfin in late September ran from under $500K to above $1.2M, so the neighborhood median says little about the specific home you want. Use your investigation period: read the seller's disclosures, and on hillside lots add a drainage and soils review.
