What It's Like to Live in Irvine

Irvine is a master-planned city of about 66 square miles in central Orange County, California. It grew from a 1959 request by the University of California to The Irvine Company for land for a new campus, around which architect William Pereira planned a city, and it incorporated on December 28, 1971. The city is organized into villages, from early ones such as Turtle Rock and University Park to Woodbridge and the newer Great Park neighborhoods, each with its own mix of detached homes, townhomes and condominiums. Anchors include the UC Irvine campus, the roughly 1,300-acre city-owned Great Park on the former Marine Corps Air Station El Toro, and an open space and trail network. Most of the city is served by Irvine Unified, with Tustin Unified covering western and northern areas.

A city built in villages

Irvine was master-planned around the UC Irvine campus and developed village by village. Turtle Rock, University Park, Culverdale, the Ranch and Walnut were completed by 1970, and building has continued since, most recently in the Great Park neighborhoods.

Great Park

The city-owned Great Park covers about 1,300 acres of the former Marine Corps Air Station El Toro. Current features include a sports complex, the Great Park Balloon and Carousel, Palm Court and Historic Hangar 244, with more parkland in planning.

Schools depend on the address

Irvine Unified serves most of the city, and Tustin Unified serves western and northern areas. The city also lists Saddleback Valley Unified and Santa Ana Unified as serving portions of Irvine, so confirm the district for the specific home.

Trails and open space

In August 2026 the city opened its largest bicycle and pedestrian bridge, nearly 1,200 feet long, carrying the Jeffrey Open Space Trail over Walnut Avenue and the I-5. The city describes it as completing a 5-mile trail corridor through Irvine.

UC Irvine

The University of California campus is the reason the city exists: the 1959 request for campus land set off the master plan that shaped Irvine.

HOA dues and Mello-Roos

Many Irvine villages have HOAs, and some newer neighborhoods sit inside Community Facilities Districts that add a Mello-Roos special tax to the property tax bill. Both vary by tract, so they get confirmed per home before an offer.

— Common Questions

Questions People Ask Most About Irvine

What is the Irvine housing market like right now?

Across the whole city, Redfin shows a $1.52M median sale price for the three months ending August 2026, down 3.2% year over year, with 572 homes sold in August, up 12.7%. Homes sold in a median 53 days at about 97.7% of list price. Prices are easing slightly while sales volume grows.

How much does a home in Irvine cost?

City-wide, the median sale price was $1.52M over the three months ending August 2026, or about $767 per square foot. Active listings span a wide range: roughly 19% were under $1M and 11% over $3M on September 29, 2026. Price depends heavily on the village and home type.

Is it a good time to buy or sell in Irvine?

The numbers favor careful pricing on both sides. Redfin shows the median down 3.2% and price per square foot down 6.2% year over year, while August sales rose 12.7%. Homes sold at about 97.7% of list, so buyers have some room to negotiate and sellers benefit from pricing to recent village comps.

How long does it take to sell a home in Irvine?

The median Irvine home sold in 53 days in Redfin's August 2026 data, down from 57 days a year earlier. That is a city-wide median, so a well-priced home in a high-demand village can move faster, and an overpriced one can sit well past two months.

Which school district serves an Irvine home?

It depends on the address. Irvine Unified serves most of the city, Tustin Unified serves western and northern areas, and the city lists Saddleback Valley Unified and Santa Ana Unified as serving small portions. Confirm the district and assigned schools for the specific parcel before relying on them.

Do Irvine homes have HOA fees or Mello-Roos?

Often, yes. Many Irvine villages have HOAs, and some newer neighborhoods sit inside Community Facilities Districts that add a Mello-Roos special tax to the annual bill. Amounts vary by tract and can change the monthly cost materially, so I confirm both for the specific home before writing an offer.

How do property taxes work in Irvine?

California's Proposition 13 sets the base property tax rate at 1% of assessed value, with annual increases capped at 2% until a sale or new construction. On top of that base, Irvine homes can carry voter-approved bonds and, in some newer neighborhoods, Mello-Roos special taxes. Budget from the total bill.
