Hawarden Hills Market Report, September 2026: fast sales, a misleading median

Hawarden Hills homes sold at a 19 day median and 99.9% of list over the three months ending August 2026. The median fell 24.8% to $737K, but flat price per square foot points to sale mix rather than falling values.

Homes sold in 19 days

Redfin's median days on market was 19 for the period ending August 2026, versus 57 a year earlier.

Median drop reflects sale mix

The median fell 24.8% while price per square foot held at $346, up 0.1%.

Sellers getting near asking

Sale-to-list reached 99.9%, up 3.3 points, and 33.2% of homes sold above list.

Listings span under $700K to $2M-plus

Of 12 active Redfin listings on September 29, 2026, five were under $700K and two were $2M or more.

Check wildfire risk and insurance

Redfin, citing First Street, shows 82% of Hawarden Hills properties with some wildfire risk over 30 years.

Hawarden Hills homes are selling quickly and close to asking, even though the headline median fell 24.8% year over year. Over the three months ending August 2026, Redfin reports a median sale price of $737K, a 19 day median time on market, and a 99.9% sale-to-list ratio.

## Why the median dropped

Price per square foot tells a different story than the median. It sat at $346, up 0.1% from a year earlier. When the median falls by a quarter and price per square foot barely moves, the likely explanation is the mix of homes that sold, not a drop in values. Only 6 homes sold in August, down 48.4% year over year, so a few smaller homes closing is enough to pull the median down.

## What is actually firm

The terms of sale are the stronger signal. The sale-to-list ratio rose 3.3 points year over year to 99.9%, and 33.2% of homes sold above list, up 8.2 points. Median days on market was 19, against 57 a year earlier. Homes that were priced right did not sit.

## What is for sale

Redfin showed 12 active listings in Hawarden Hills on September 29, 2026, and they span the whole range: five under $700K, one between $700K and $1M, three between $1M and $1.5M, one between $1.5M and $2M, and two at $2M and up. Two of the twelve are land parcels. That spread is why a neighborhood median is a poor pricing tool here.

## For sellers

Price to the handful of genuine comparables for your lot size, grading and square footage. The current terms reward accurate pricing with a quick sale, but a median built on a few closings says little about any single estate lot.

## For buyers

Expect to compete on well-priced homes, and budget inspection time for hillside drainage and grading. Check insurance early: Redfin, citing First Street, shows 82% of properties here with some wildfire risk over 30 years. Confirm the school assignment for the exact address.

All metrics are from Redfin's Hawarden Hills (Riverside) neighborhood housing market page, read in a browser session on 2026-09-29. Median sale price and price per square foot are three-month figures ending August 2026; homes sold is the August 2026 count. Redfin shows 19 median days on market versus 57 a year earlier; the -66.7% change is computed from those two figures. Sale-to-list and sold-above-list changes are year-over-year percentage points. Sample sizes are small, so the year-over-year median change mostly reflects the mix of homes sold. The price distribution is a real count of the 12 active listings on Redfin's Hawarden Hills for-sale page on 2026-09-29 (5 under $700K, 1 at $700K to $1M, 3 at $1M to $1.5M, 1 at $1.5M to $2M, 2 at $2M and up), and includes two land parcels.
