Orangecrest homes are selling faster and in greater numbers than a year ago, at a slightly lower median price. Over the three months ending August 2026, Redfin reports a median sale price of $770K, down 3.3% year over year. In August, the median home sold in 31 days, compared with 52 days a year earlier, and 76 homes sold, up from 54.

The price signals point in two directions, and the reason matters. The median fell 3.3%, while the median price per square foot rose 15.6% to $300. When the median slips and the per-foot figure climbs, the likely explanation is the mix of homes that closed rather than a change in underlying values. I read that as a market where values per foot are holding up, not one where prices are sliding.

Pricing is landing close to the line. Redfin puts the August sale-to-list ratio at 99.9%, down 0.15 points year over year, and 49.8% of homes sold above list. Redfin rates Orangecrest very competitive, with a Compete Score of 74.

On the listing side, a Redfin price-filter count on September 29, 2026 put about 71% of active Orangecrest listings between $600K and $900K, with roughly one in eight above $1.1M.

For sellers. A home priced at the market is drawing activity quickly, and about half of recent sales went over list. An ambitious list price mostly costs time. Price against the last few comparable closings of similar size, because per-foot numbers are what buyers are comparing.

For buyers. Expect to pay close to asking on a well-priced home and to decide within weeks, not months. Use the investigation period in the purchase agreement to confirm HOA dues and whether the parcel sits in a Mello Roos district, since both vary by tract in Orangecrest.
