Builders set the competition

Budget for HOA and CFD

The developer puts HOA dues at about $250 to $1,000 per month, and every home sits in a Community Facilities District.

Rancho Mission Viejo's median sale price was about $1.22M over the three months ending August 2026, up 4.6% year over year, and more homes are selling: 96 in August 2026 against 81 a year earlier. Those figures come from Redfin's community-level page for Rancho Mission Viejo, not ZIP 92694, which also takes in Ladera Ranch and would blur the picture.

The rest of the snapshot is steady rather than hot. Price per square foot is $629, up 0.8%. The median home took 56 days to sell, against 57 a year ago. Homes closed at 99.3% of list on average, up 0.8 points, and 27.7% sold above list, up 9.2 points. More sales at firmer prices, with no real change in how long it takes to sell, is a market where buyers are active but not rushed.

New construction shapes the numbers. Rancho Mission Viejo is still being built. The final all-age phase of Rienda is selling now, and the Gavilán Ridge 55+ village opened in January 2026. Of the 159 active listings on Redfin on September 29, 2026, about 70% were priced under $1.5M, and that count includes builder inventory. On the developer's site the same day, builder list prices ran from the high $900s to the mid $1Ms for Rienda's newest neighborhoods. A resale seller here is competing with builders, not just neighbors.

For sellers. Price against recent resale comparables in your own village and product type, and know what the nearest builder is offering on a similar plan. The sold-above-list share rising to 27.7% says well-priced homes still draw competition.

For buyers. Two costs sit on top of the mortgage in every Rancho Mission Viejo home: HOA dues, which the developer puts at about $250 to $1,000 per month depending on the neighborhood, and Community Facilities District special taxes. Get both numbers for the specific address before you write an offer, and confirm the Capistrano Unified school assignment by address too.

In Rancho Mission Viejo I work from the documents: the disclosures, the HOA budget, the CFD tax line and the comparables. If you want those pulled for a specific street, call me.
