Woodcrest Market Report, September 2026: lower prices, faster sales
Woodcrest's median sale price was about $924K over the three months ending August 2026, down 19.6% year over year, yet homes sold in 45 days versus 59 and at 99.9% of list. Thin volume, 29 sales in August, explains much of the price swing.

Woodcrest home prices are down from a year ago, but homes are selling faster and closer to asking. Over the three months ending August 2026, the median sale price was about $924K, down 19.6% year over year, according to Redfin. Price per square foot fell 8.1% to $329. At the same time, the median home sold in 45 days, down from 59 a year earlier, and the average sale-to-list ratio rose 2.0 points to 99.9%.
That combination looks contradictory until you look at volume. Woodcrest closed 29 homes in August 2026, down 26.4% from a year earlier. On that few sales, the median is sensitive to which properties happen to close: a month heavy on smaller or older homes pulls it down even while demand for well-priced homes holds up. The competitiveness numbers point the other way from the price numbers. About 39.3% of homes sold above list price, up 21.4 points, and the share of listings with a price drop fell 8.2 points to 27.8%.
Supply is broad. On September 29, 2026, Redfin showed 69 active listings in Woodcrest: 20 under $700K, 12 from $700K to $900K, 16 from $900K to $1.2M, and 21 at $1.2M or more. That spread reflects the range of property here, from smaller homes to acreage with horse facilities and outbuildings.
For sellers. The data rewards accurate pricing. Homes priced to recent comparable sales are selling in about six weeks and near list. If your property has acreage, horse facilities, or a view, compare it with sales that share those features rather than the area median, which mixes very different properties.
For buyers. Lower medians do not mean easy negotiation on every home. With nearly four in ten sales closing above list, the well-priced homes still draw competition. Two Woodcrest checks matter before an offer: the school district, since the Riverside Unified and Val Verde Unified boundary runs through the area and has to be confirmed by address, and the fact that Woodcrest is unincorporated county, so county rules govern land use and services.
I read the disclosures and write the contracts myself, so if you want the comparable sales for a specific street, that is where I would start.
